• Residential use only.  Conventional on-site constructed, single-family residences. You may build your home now or anytime in the future. 

• Plans and specifications for any structure must be approved by the Gabriels Grove Architectural Control Committee prior to construction.  Homes must have a minimum of 2600 square feet of H/AC space.  Two story homes must have a minimum of 2800 H/AC space with no less than 1800 square feet on the first floor.

• All residences must have a minimum of an enclosed three car garage, side or rear entry. A detached garage may be used in conjunction with the attached garage.  

• The front, left, and right elevations of the exterior of the residence must be 100% masonry.  Corner lots must be 100% masonry on all four sides. The roof pitch of all roof structures must be 8/12 or steeper, except concrete or clay tile roof structures may be 4/12 or steeper.  The framing of the first story must use stud lengths of at least 10 feet on all outside walls.  The framing on the second story must use stud lengths of at least 9 feet on all outside walls.

• Driveway surfaces must be either concrete or brick/concrete pavers.  A single masonry column, two feet square and five feet high, matching the masonry of the residence, is required on the front lot line with a stone insert with the address.

• A sprinkler system is required in the front yard from the Front Building Projection Line of the residence to the front property line.

• All fences must be approved by the Committee before installation.  No fencing is allowed between the front lot line and the Front Building Line of the Residence.

• Resubdivision of the homesites by the homeowners is not permitted.  Boats, trailers, travel trailers, campers, RV’s, etc. must be stored in enclosed structures. 

• No more than two dogs or two cats are allowed on a lot, totaling a maximum number of three in combination. 

• There is mandatory membership in the Gabriels Grove Property Owners Association.
